BAD: My home is located on Los Muertos Beach.
GOOD: Your vacation home is located on Los Muertos Beach.
BAD: Enjoy my pool overlooking the city.
GOOD: Enjoy the views of the city from your own private pool.
People rent vacation properties for the lifestyle and feeling like, even for just a few days, they have their own place while vacationing. Reminding renters that it’s NOT their place, but YOUR place is an instant turn-off. Let them live the fantasy of having their vacation home. Let them know it’s THEIR vacation rental, not YOUR home. You will greatly increase your rental booking by making the vacation rental about them, not you.
Rules, Rules, Rules: There need to be rules, and sometimes rules are beyond your control, such as condo association rules. Those can be discussed directly with the renter when they contact you. A property description should be filled with possibilities, not limitations. If your home is not pet-friendly, you don’t need to say ‘no pets’ in your description. We have pet-friendly listed as an amenity, so if your home isn’t pet-friendly it won’t be listed as a pet-friendly home, no need to use negative words in your description. Keep your description 100% positive, avoid phrases like, NO, YOU CANNOT, DO NOT.
Photos: If you MUST use a cell phone to take photos of your rental property, please turn your phone sideways and take landscape photos (more wide than tall). Portrait orientation photos (more tall than wide), don’t work well on the internet and they make your space look much smaller.
